Mini Storage, Steel Buildings & Support Services

Why Owners Choose Lund Ventures

Turnkey delivery with ownership in the dirt, not just on the plans.

From bare ground to fully leased-up, Lund Ventures stays involved at every step. Owners partner with us when they want a GC who watches the numbers, protects the schedule, and takes care of the details on-site – not from a distant office.

Turnkey Delivery

Site work, structures, interiors, and punch list all under one roof. We coordinate trades, inspections, and handoff so you’re not managing a stack of separate contractors.

Budget-Conscious Value Engineering

We look for ways to save without cheapening the project – smarter layouts, structural options, and finish selections that keep pro formas on track and lenders comfortable.

On-Site Ownership Involvement

You’re working with owners who walk the site, talk with subs, and resolve issues in real time. Fewer surprises, faster decisions, and a project team that treats it like their own money.

Exceptional Custom Metal Building Experience

5.0 · Custom steel building

I recently worked with Lund Ventures for the construction of a custom metal building, and I couldn’t be happier with the results. From the initial consultation to the final walk-through, their team was professional, knowledgeable, and responsive. The quality of the materials used was top-notch, and the attention to detail during construction really stood out. The project was completed on time and within budget, which is rare in today’s market. I was also impressed by how clean and organized the job site was throughout the process. What really set them apart was their ability to listen to my needs and translate them into a practical, durable, and aesthetically pleasing structure. Whether you're looking for a workshop, warehouse, or a custom steel building, I highly recommend Lund Ventures for anyone in need of reliable metal building construction.

Frequently Asked Questions

Answers to common questions about our mini storage complexes, steel buildings, service areas, and how we deliver turnkey projects from bare ground to fully operational.

What types of projects does Lund Ventures specialize in?

Lund Ventures Construction is a full-service general contractor focused on:

  • Custom mini storage facilities and storage complexes (not cookie-cutter kits)
  • Steel buildings, shops, and warehouses for commercial and mixed-use
  • Office, retail, and living space buildouts and tenant improvements
  • Custom residential homes and barndominiums
  • Excavation, site work, and structural steel welding

Most clients choose us when they want a turnkey partner who can handle everything from site prep to final punch list.

What areas do you serve?

We primarily serve Southeast Idaho, Southwest Montana, and Western Wyoming, including:

  • Idaho: Idaho Falls, Rigby, Rexburg, Blackfoot, Pocatello and surrounding communities
  • Montana: Dillon, Bozeman, Ennis, Big Sky and nearby ranch & resort areas
  • Wyoming: Jackson, Alpine, Afton and the surrounding Star Valley region

If you have a project just outside these areas, reach out and we’ll let you know if it’s a fit.

What does “turnkey delivery” mean for a mini storage or steel building project?

Turnkey means we can take your project from raw dirt to a finished, ready-to-use facility. Depending on what you need, that can include:

  • Site planning, layout, and coordination with your design team
  • Excavation, utilities, and concrete
  • Steel building erection, doors, and finishes
  • Office, restroom, and retail/tenant buildouts
  • Final inspections and closeout so you can start leasing and operating

Some owners want us to handle everything; others have pieces already in place. We’ll tailor our scope around you.

Can you help value engineer my project to keep it on budget?

Yes. Budget-conscious value engineering is a big part of what we do. We’ll review your plans and goals, then suggest:

  • Structural and layout adjustments that reduce cost without hurting performance
  • Smart material substitutions that still meet code and durability needs
  • Phasing options so you can build in stages as occupancy grows

The goal is always to protect your pro forma while still delivering a project that looks good, functions well, and holds up over time.

Do you only build from kits, or can you handle custom layouts?

We’re not a “cookie-cutter kit” builder. We work with pre-engineered steel systems when they make sense, but the site plan, unit mix, and building layout are tailored to your property and goals.

That might mean mixing drive-up storage, climate-controlled space, office/retail, or even residential living units on the same site, depending on zoning and your investment strategy.

How involved is ownership during construction?

One of the reasons owners choose Lund Ventures is our on-site ownership involvement. You’re not dealing with a revolving door of project managers.

An owner is closely involved in pre-construction, onsite coordination, and quality control. You’ll have clear communication, schedule and budget tracking, and a single decision-maker who knows your project inside and out.

Do you self-perform excavation and structural welding?

Yes. We self-perform key scopes like excavation/site work and structural steel welding.

That gives us more control over quality, safety, and schedule, and often helps keep your project moving when the subcontractor market is busy.

How long does a typical mini storage or steel building project take?

Timelines depend on size, site conditions, and permitting, but a typical mini storage or steel building project often follows this pattern:

  • Pre-construction, design coordination & permitting: several weeks to a few months
  • Site work, foundations, and utilities: a few weeks to a couple of months
  • Steel erection, finishes, and buildouts: several more weeks

During our initial conversations we’ll give you a project-specific schedule so you know what to expect.

What’s the best way to get started on a new project with Lund Ventures?

The easiest first step is to reach out through our contact form with:

  • Your project type (mini storage, steel shop, commercial TI, residential, etc.)
  • Location or parcel information
  • Any plans, concepts, or unit mix ideas you already have

From there, we’ll schedule a call, talk through goals and budget, and outline a path from concept to a finished, revenue-generating project.
